No hot water right now?
Before you ring anyone, two quick things worth checking:
- Electric cylinder: check the switchboard. A tripped breaker is a five-second fix and it happens more often than you would think.
- Water around the base of the cylinder, or a pipe on the roof running constantly: that is a leak or a failed valve, and it needs looking at.
If neither of those is it, call us. Tell us the cylinder type and your suburb and we will give you a time and a price.
Repair or replace? The honest answer
Not every hot water problem means a new cylinder. A failed element, thermostat or valve is a repair, and a fair bit cheaper. A cylinder that is corroding, leaking from the tank itself or well past fifteen years is a replacement, and patching it just moves the cost to next month.
We tell you which one you have got before any work starts, so the decision is yours with the price in front of you.
Signs your cylinder is on the way out
- Hot water runs out faster than it used to
- Rusty, brown or discoloured hot water
- Damp, drips or staining around the base
- Banging, rumbling or hissing as it heats
- The cylinder is over fifteen years old
What we work on
- Electric storage cylinders: repairs, elements, thermostats and valves
- Like-for-like cylinder replacements
- Low pressure to mains pressure upgrades
- Tempering valves and pressure relief valves
- Leaking cylinders and the pipework around them
Gas continuous flow and califont systems are on our gas hot water pages.
Done to code
A cylinder replacement is not just a swap. Seismic restraint, a tempering valve, a tray and drain where the cylinder sits, and the right relief valves are all part of doing it properly. Griffin is a Certifying Plumber, so the person doing the job is the person who certifies it.

Common questions
How long should a hot water cylinder last?
Most electric cylinders give 10 to 15 years. Past that, a leak or a run of lukewarm showers is usually the cylinder telling you it is done, and repairing it starts to cost more than it is worth.
My water is hot but runs out quickly. Is the cylinder dying?
Not necessarily. A failed element or thermostat can leave you with half a tank of hot water. That is a repair, not a replacement, and we check it before recommending anything.
Why is my hot water rusty or discoloured?
Discoloured hot water usually means the inside of the cylinder is corroding. That one is a replacement conversation, and worth having before it starts leaking.
Can I just swap it for the same cylinder to keep the cost down?
Often yes, and a like-for-like swap is the cheapest option. We will tell you if the old unit no longer meets current requirements or if a mains pressure upgrade makes sense for your house.
How long does a replacement take?
A straightforward like-for-like swap is usually done in a day, with hot water back on before we leave.
